TERMS AND CONDITIONS
Thank you for choosing to book Beck Cottage, Troutbeck Bridge. By making this booking you are entering into an agreement with us. Please read our Terms and Conditions of booking below.
Usage
The property is hired for holiday purposes only and our agreement to hire is not an Assured Shorthold Tenancy. You are responsible for the members of your party who should be as stated by you on the booking form or as subsequently agreed by us in writing. In the event of a breach of these conditions we reserve the right to re-enter the property and terminate the hire.
o comply with the terms of our insurance policy, Beck Cottage can only be used/let as "holiday accommodation" and not let to "working parties".
We do not allow Stag or Hen parties at Beck Cottage.
Mixed groups under 24 years of age are only allowed by prior arrangement. The guest making the booking must be a member of the party staying at the property and be 18+ years of age.
After confirmation of booking, to comply with current legislation, the host needs the names of all the party members and their ages (if less than 18 years of age).
Prices
The price of the accommodation includes the following: bed linen, duvets, cleaning, hot water, central heating, electricity, gas and internet access.
Payment
Unless otherwise agreed a deposit of 30% is payable at the time of booking and the balance of the hire charge is due no later than 8 weeks prior to arrival. For bookings made less than 8 weeks prior to arrival payment is due in full at the time of booking. All payments will be acknowledged in writing (email). You must be over 18 years of age at the time of making your booking. Directions and information to assist you during your stay will be sent to you on receipt of full payment.
Pets
No pets are accepted at the property.
Smoking
For the comfort of our guests neither smoking nor vaping are allowed inside the property.
Cancellation and Insurance
If you cancel your holiday prior to 8 weeks before the arrival date the full deposit will be refunded. For cancellations within 8 weeks of the arrival date the deposit will not be refunded. If we do not receive the balance payment by the due date we reserve the right to cancel your holiday and re-let. We recommend you take out a suitable holiday and travel insurance to cover your holiday.
Unforeseen circumstances beyond our control
Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control. This would mean any event the owners could not foresee with all due care ie riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire, epidemic or health risks and similar factors beyond our control.
Equipment breakdown
All equipment is checked before your arrival, however, just like at home, equipment can break down. Please report any breakdowns immediately to us. We will try to fix the problem as soon as we are able. We will not be able to offer any compensation for any breakdowns or faulty equipment.
Inspections/ emergency repairs
We may require access to the property during your stay to carry out inspections / emergency repairs etc. In all cases we will try to inform you prior to your arrival.
Non-availability of accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Arrival
Your accommodation will be available from 3pm on the day of arrival unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time.
Departure
Please be ready to leave the accommodation by 10am on the day of departure unless otherwise arranged.
Damages and breakages
Please take care when staying at our property. You are responsible for any breakages or damage which you cause to the accommodation or its contents. Accidents happen! We won’t charge for minor breakages. All we ask is that you report any damages/breakages as they occur in order that we can fix/replace them prior to the next guests’ arrival. Damages/breakages caused through neglect may be charged for; in this case we will contact you within 3 days of departure.
Internet
Subject to availability internet access is provided free of charge. If you use this service you agree to be bound by the Terms and Conditions of the service provider, Shell Energy Broadband, These can be found at Terms of Use | TalkTalk. You also agree to indemnify us in the event of any breach of these terms resulting from use of the service during your stay and to use the service for lawful purposes only. The service is provided as is and is used at your own risk.
Liability
We do not accept any liability for any damage, loss or injury to any members of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves or our employees.
Privacy Policy
Any data collected during the course of this booking will be stored on our computers and used for correspondence concerning this booking. We will not share your details with any 3rd party.
